The buildings we get called to in Mississauga
Mississauga is not one market. The access control problem in a Courtneypark distribution building has almost nothing in common with the one in a City Centre office tower, and quoting them the same way is how buildings end up with the wrong hardware.
Distribution and warehouse
The 401 and 410 industrial belt along Dixie, Tomken, Courtneypark and out to Meadowvale. Man doors beside dock doors, driver and carrier access, yard gates, and a shipping office that needs to stay separate from the floor.
Multi-tenant industrial condo
Mississauga has more of these than anywhere else in the GTA. One building, a dozen tenants, a shared front entrance and a landlord who does not want to re-key every time a unit turns over. Fob groups per unit solve it.
Corporate offices
Airport Corporate Centre, Explorer Drive and the towers around Square One. Reception during the day, badge only after hours, floor by floor elevator control and turnstiles in the bigger lobbies.
Labs and R&D
Sheridan Park and the Meadowvale research campuses. Zoned access where a general staff credential opens the building but not the lab, plus audit trails that actually get reviewed.
Residential and condo towers
City Centre, Cooksville, Port Credit. Usually an aging fob system, a buzzer panel from a different decade and a parking gate that someone props open.
Retail and food service
Heartland, Erin Mills, Dixie Outlet and the strip plazas. Back door control, cash office and after hours cleaner access, which is the one nobody thinks about until something walks.
Dock doors, man doors and driver access
Most of our Mississauga work is in the industrial belt, and the pattern repeats. The man door beside the dock is the one that matters and the one that gets propped with a pallet all summer. A door position contact and a held-open alert costs almost nothing and changes the behaviour within a week.
Driver and carrier access is the other recurring one. Giving a carrier a permanent fob means you are still carrying that credential three years after they stopped hauling for you. Scheduled credentials with an expiry, or mobile credentials that you kill from a browser, are the fix.
Yard gates around Courtneypark and Tomken usually need a gate operator tied into the same system, so the gate and the doors report into one log rather than two.

Multi-tenant industrial, the Mississauga special
Small bay industrial condo is everywhere between Dixie and Meadowvale, and it creates an access problem that a single tenant building never has. One shared entrance, one common corridor, and tenants who come and go on their own leases.
The setup that works is a shared front door on a building wide credential group, each unit door on its own group, and administration split so the property manager controls the common areas while each tenant manages their own people. When a unit turns over the landlord revokes one group and nothing else is touched.
The setup that does not work is one master fob list held by whoever happens to be in the office that year.

Permits, fire code and who signs off in Mississauga
The low voltage side of access control generally does not need a permit. Three things attached to it do, and they are worth knowing before a quote surprises you.
New power. If a controller or power supply needs a new circuit, that is licensed electrical work under the Electrical Safety Authority, notified and inspected. We hold the electrical side in house so it does not become a second contractor and a second schedule.
Anything touching egress. Magnetic locks on exit doors have to release on the fire alarm, on power loss and on a button at the door. Mississauga Fire and Emergency Services is the authority that inspects it, and their view is the one that counts, not the software vendor’s.
Changes to a fire rated door assembly. Cutting a rated door or frame for hardware can attract a building permit from the City of Mississauga. We flag it at survey rather than on the day.

Do you charge for a site visit in Mississauga?
No. We walk the doors, record existing hardware, power and cable routes, flag which doors are on an egress route, and come back with an itemized price. The survey is where the real number comes from, so quoting one over the phone would be guessing.
Can you work around our shipping hours?
Yes, and in the industrial belt we usually have to. Most dock area work gets done between shifts or on a weekend so the doors are not out of service while trucks are on the yard. We schedule it around your operation rather than ours.
We lease a unit in a multi-tenant building. Can we control just our door?
Yes. Your unit door goes on its own credential group that you administer, while the shared front entrance stays with the property manager. That split is normal and it is the arrangement most Mississauga industrial condo landlords prefer.
Our fob system is from the previous tenant and nobody has the software. Can it be recovered?
Usually. We identify the panels and the reader format, work out what is still supported, and tell you what can be kept and what has to be replaced. A lot of the cable and door hardware is normally reusable even when the head end is not.
Can you add access control to a yard gate?
Yes. The gate operator ties into the same system as the doors, so gate and door events land in one log. This is common on the Courtneypark and Tomken yards where carriers need controlled entry without someone walking out to the gate.
Do you also do the cameras and the cabling?
Yes, and doing them together is usually cheaper. We run the network cabling and the camera installation as well, which means one crew, one schedule, and the badge events tied to the footage from the same door.
